Rail to develop residential plot of 2.3 acres in Liluah

The Railway Land Development Authority (RLDA) has invited bids to develop a residential plot of about 2.3 acres at Strachey Road Colony, Liluah, near Howrah Railway Station.

A pre-bid meeting for the plot — to be available on a lease of 99 years — held last month received good response with several state- and local-level developers expressing interest in the project.

The last date for e-bid submission through the online mode is March 30, 2022.

The RLDA has set a reserve price of Rs 29.58 crore for the lease and has proposed a built-up area of approximately 20,925 square meters with floor space index (FSI) of 2.25 for the complete plot.

The site is about a kilometre from the Liluah rail station and near the Belur Math bus depot, the RLDA statement added.

It is situated along Strachey Road in the north with GT Road in the east and railway colonies in the south and west.

“This land parcel, connected through GT Road and Strachey Road along Liluah Railway station in Howrah, offers excellent transportation access via road, rail, and air,” Ved Parkash Dudeja, vice-chairman, Rail Land Development Authority (RLDA), said

“In recent years, Howrah, Calcutta’s gateway has undergone a great deal of urban transformation. Being one of the highly urbanised areas of Bengal makes the site perfect for residential development. The bidders have ample scope for planning, organising, and launching the development project,” Dudeja said.

The plot is likely to offer an opportunity to reputable builders of Calcutta to develop a large scale residential project in Howrah, which is a market dominated by local builders.

Most of the large projects are coming up on south Howrah, along the Kona Expressway corridor which provides easy access to Calcutta by the second Hooghly bridge.

In contrast, Liluah is located on the northern side of the Howrah city and can be accessed from Calcutta by Nivedita Setu (second Bally Bridge).

The RLDA is a statutory authority under the railway ministry. It has four key mandates: leasing commercial sites, colony redevelopment, station redevelopment, and developing multi-functional complexes.

In the current financial year, the RLDA has leased out sites in many parts of the country such as Chennai, Amravati (Maharashtra), Aurangabad (Maharashtra), Asansol , Bareilly (Uttar Pradesh), Ambari (Guwahati).

The RLDA has also leased out railway colonies: Chilkalguda and Rifle-Range colonies (Secunderabad) and Rajkot Railway Colony in the current financial year for redevelopment.
